How Far Is Cocoa Beach From Port Canaveral, and Does Cruise Traffic Help Rentals?

Short answer: Port Canaveral's cruise terminals are just north of Cocoa Beach, roughly 4 to 11 miles by road, or about 10 to 25 minutes without traffic, depending on your starting point and terminal. The port handled a record 8.6 million cruise passenger movements in fiscal 2025, so short pre and post cruise stays add to rental demand.
That closeness is one reason investors look at Cocoa Beach condos and vacation rentals. It also comes with tradeoffs: cruise guests tend to book short stays, and city and condo rules decide whether a property can take those bookings at all. Here is how to think about the port before you buy.
Exactly how far is each Cocoa Beach area from the cruise terminals?
The north end of Cocoa Beach, near the Cocoa Beach Pier and Minuteman Causeway area, is the closest, often around 10 minutes from the port. Central and south Cocoa Beach add several miles of A1A driving, so plan on closer to 20 to 25 minutes in light traffic.
Port Canaveral splits its terminals into two groups on opposite sides of the channel. According to the port's directions and parking page, Cruise Terminals 5, 6, 8, and 10 are on the north side off Exit 54A on SR 528, and Cruise Terminals 1, 2, and 3 are on the south side off Exit 54B. The distance a guest drives depends on which side their ship docks, so a listing that says "five minutes to the cruise port" may only be true for one terminal group.
These ranges come from OpenStreetMap route estimates without traffic. Embarkation mornings, launch days, and summer days off on A1A can add time, so describe drive times honestly in any listing.
How big is cruise traffic at Port Canaveral?
Very big. Port Canaveral reported 8,602,047 multi-day revenue passengers in fiscal year 2025, ending September 30, 2025, on its financials page.
In its 2025 State of the Port address, the Canaveral Port Authority said it hosted 1,038 ship calls and projected about 9 million multi-day passenger movements across 1,083 ship calls for fiscal year 2026, with 18 homeported ships. Keep in mind that a passenger movement counts both boarding and leaving, and many cruisers drive in from Orlando and elsewhere in Florida on sailing day without staying overnight in Brevard.
Do cruise passengers book Cocoa Beach vacation rentals?
Some do, usually for one or two nights before or after a sailing. Public data does not break out how many cruise guests stay in Cocoa Beach rentals, so treat the port as a source of extra demand, not a guaranteed booking stream.
Short pre cruise stays create their own costs. Each turnover means a cleaning fee, laundry, and wear, and one night bookings can be hard to fill around longer beach stays. Some guests also want to leave a car parked at the rental during the cruise, which raises parking and liability questions you should settle in your house rules and with your insurance agent.
Check the seller's booking history by month and stay length before you assume cruise traffic adds income. Our Cocoa Beach busy season guide covers how demand shifts through the year.
Can a Cocoa Beach rental legally take one or two night cruise stays?
It depends on the property. The city's vacation rental rules apply citywide, and a property needs city registration plus state and county tax accounts before it can rent for stays under 30 days.
Read the condo declaration, rules, or HOA covenants. Many beachside buildings set minimum stays of a week, a month, or longer, which rules out quick cruise stays entirely.
Check the occupancy cap. The city limits most vacation rentals to the lesser of two occupants per bedroom plus two, or eight total.
Set up tax collection. Stays of six months or less owe Florida sales tax, the county surtax, and Brevard's 5 percent tourist development tax, explained by the Brevard County Tax Collector.
Is a condo or a pool home better for cruise guests?
It comes down to the rules and the guest. A condo near the north end can put guests close to the port, but building rental limits often decide everything. A pool home may allow shorter stays under city rules, yet it carries higher turnover and upkeep costs.
Look at parking first. Cruise groups often arrive in more than one car, and the city's registration asks for a site sketch that shows off-street parking. Compare buildings on the Cocoa Beach condos guide and houses on the Cocoa Beach pool homes page, then run separate scenarios in the short-term rental calculator with and without short cruise stays.
What are the downsides of owning a rental near the port?
The north end gets more traffic on sailing days, and A1A and SR 528 can back up in the morning and early afternoon. Port activity is part of the setting, so expect ship horns and large vessels in view, plus heavier traffic on launch dates.
Cruise demand can also change. Ship assignments move between ports, cruise lines adjust schedules, and a storm can cancel sailings, which can trigger last minute rental cancellations. Hurricane season runs June 1 through November 30, so review your cancellation policy before you count on cruise bookings.
What I watch for with investor buyers
When a buyer tells me a property is close to the cruise port, I ask two questions: can this property legally rent for a night or two, and does the seller's history show any cruise guests at all? Plenty of north end condos have rental minimums that make the port irrelevant to their income. If you are comparing the port side of Brevard with the rest of the beaches, my main site, 321 Coastal Living, covers the beach towns from Cape Canaveral south.
