Want this as a report?
I'll send you the full estimate with the comp detail, plus the Brevard County STR rules that apply to this address: registration, tourist tax, and any city restrictions. No drip campaign.
How does the calculator estimate a nightly rate?
It compares your property with a set of comparable rentals, adjusts each one for bedrooms, guest count, waterfront, pool, beach access, dock, and condition, then takes the weighted middle of the closest matches for peak, shoulder, and off-season. Annual gross multiplies each season by its nights and an assumed occupancy, before management, cleaning, platform fees, and taxes.
Does it account for the Cocoa Beach occupancy cap?
Cocoa Beach limits vacation rentals to two guests per bedroom plus two, with eight maximum, unless owner occupied. The calculator flags any guest count above eight; price for the occupancy the city allows.
