Is Cocoa Beach a good place to buy an investment property?

It can be, if the property is allowed to do what your numbers assume. Cocoa Beach draws steady visitor demand from the beach, Port Canaveral, and the space industry, but every vacation rental must be registered, occupancy is capped at eight, many condos restrict rentals, and insurance and association costs can run high on the barrier island.

I would rather you hear the hard parts from me before you buy than from a special assessment letter after. That is what this site is for.

Condo or house with a pool?

Condos cost less to buy and maintain on the outside, but the association decides your rental rules, reserves, and assessments. A house with a pool usually draws more vacation rental interest and gives you control, with higher maintenance, heating, and insurance costs. The right choice depends on your rental plan and how hands on you want to be.

Compare them in my condo guide and pool home guide.

What clients say about working with me

5.0 rating from 71 Google reviews

My wife and I were relocating and had a lot of unknowns going into the process. What stood out most about Carrie was how easy she made it to stay informed. She reached out proactively, followed up without us having to ask, and was always available when we needed to talk something through. We never once felt left in the dark. For anyone making a big move like we did, that kind of communication is everything. We're so thankful we had Carrie on our side.

Moving from out of state is overwhelming enough without having to wonder if your real estate agent is actually paying attention. Carrie was different from the start. She responded quickly, kept us in the loop without us having to chase her down, and always took the time to actually answer our questions, not just give us a generic response. My husband kept saying he finally felt like someone was actually working for us. That meant everything during such a stressful time. We're so grateful we found her.

Carrie has been superb! She has thought of all our needs through the whole process of relocating from Utah to Florida. She really jumped in and helped us every step of the way. Can’t thank her enough! She made it so easy even when things seemed daunting. She is a great realtor who has your back. Friendly and a pro at her job.

I honestly can’t say enough good things about Carrie. She was absolutely amazing throughout the entire process. What stood out to me the most was her patience, kindness, and how genuinely she cared about helping us. She never made us feel rushed or pressured, even when things became stressful or complicated. Carrie was always there when we needed her, answered every question, explained everything clearly, and went above and beyond to make sure we were comfortable and taken care of. She treated us like more than just clients, she truly made us feel like family. Buying or selling a home can be overwhelming, but having Carrie by our side made such a huge difference. Her dedication, professionalism, and heart are truly hard to find. We are so grateful we had Carrie as our realtor and would recommend her to anyone looking for someone who will genuinely care about their experience. Thank you, Carrie, for your patience, hard work, and for being absolutely wonderful!

With retirement looming, we decided to buy a condo in our home town to ease the transition. We knew exactly what we wanted, and enlisted Carrie to help make it happen. She is an excellent communicator and negotiated our sale exactly how we wanted it. I trusted her so much in our purchase, so I enlisted her assistance to purchase my mom's new condo and sell her place. Carrie was very patient dealing with my mom's wish list and preferences. We found the perfect place and Carrie had to enlist top-notch negotiation skills to deal with a challenging seller and agent. In a tough Cocoa Beach condo market, she was able to get mom's condo sold within two weeks. Her marketing photos and video were highly professional which helped seal the deal! Thanks so much, Carrie, for your patience, marketing, and selling/buying prowess.

Rental rules

Can you rent short term in Cocoa Beach?

Yes, with conditions. Every vacation rental must register with the city, hold a Florida lodging license, and collect sales and tourist development taxes. Occupancy is capped at two guests per bedroom plus two, eight maximum, and condo associations often add minimum stays of their own.
