Houses with pools

Do houses with pools rent better in Cocoa Beach?

Often, yes, for vacation rentals. A private pool is one of the features guests filter for, and it can widen your booking season. It also adds cost, liability, and work, so run the numbers both ways.

Why do pool homes tend to rent better?

Vacation guests on the major booking sites can filter for a private pool, and many do. A pool home shows up in those searches, a condo with a shared pool or no pool may not. A heated pool can also help in the cooler months, when the ocean is cold and a visitor still wants to swim. That combination tends to support higher nightly rates and more bookings across the year, compared with a similar house without one.

I say tends to because it depends on the house. A pool will not fix a weak location, a dated interior, or rules that keep you from renting short term in the first place. I have not seen published Cocoa Beach data that puts a reliable number on the pool premium, so I treat it as a test case in the rental revenue estimator, with and without the pool.

Are pool homes better for long-term rentals too?

Less so. Long-term tenants may like a pool, but the rent premium is usually smaller, and the owner often still pays for pool service. Some owners require tenants to keep the pool service in place, written into the lease. If your plan is a 12 month lease, a pool can be a nice extra rather than the reason the numbers work.

What are the honest downsides of a pool home as a rental?

  • Maintenance: weekly service, chemicals, filters, pumps, and eventually resurfacing and equipment replacement. Guests expect it clean at every check-in.
  • Heating: guests ask for a warm pool in the cooler months, and a heat pump or gas heater adds an operating cost. Many owners charge a pool heat fee, which guests compare across listings.
  • Insurance and liability: a pool raises liability exposure, and some carriers want fencing, alarms, or covers. Get the rental policy quote before you buy.
  • Screen enclosures and storms: pool cages can be damaged in high wind and add to the repair list after a storm.
  • Wear and noise: more guests and more outdoor time can mean more wear and more neighbor complaints, and Cocoa Beach enforces noise and conduct rules on vacation rentals.

What safety rules apply to a pool at a rental?

Florida's Residential Swimming Pool Safety Act requires a new residential pool to have at least one approved safety feature, such as a barrier, a safety cover, door or window alarms, or self-closing and self-latching door hardware. For a vacation rental, Cocoa Beach also asks for a site sketch that shows the pool, spa, and fencing as part of registration. Ask your insurer and the city what they expect for that specific property.

Does the Cocoa Beach occupancy cap affect pool homes?

Yes, and this one surprises people. Cocoa Beach caps a vacation rental at two guests per bedroom plus two, or eight total, whichever is less, unless the property is owner occupied or has a grandfathered occupancy. A five bedroom pool home cannot be marketed to sixteen guests here. Base your revenue on the occupancy the city will allow, not the number of beds.

What should you check before buying a pool home to rent?

  1. Confirm the city rules and the HOA or deed restrictions allow the rental use you want.
  2. Have the pool and equipment inspected separately from the house.
  3. Get rental insurance quotes that include the pool before you remove contingencies.
  4. Price the heating option and decide how you will charge for it.
  5. Model revenue at the city occupancy cap, with and without a pool premium.
  6. Budget for weekly service, utilities, and a reserve for equipment replacement.
