When Is the Busy Season for Cocoa Beach Vacation Rentals?
Cocoa Beach vacation rental busy season by month: March and summer peaks, the fall slow season, and how investors should underwrite seasonality.
Running a rental
What tourism surveys show about launch visitors, which missions draw crowds, and how rules and scrubs shape launch bookings at a Cocoa Beach investment property.
Short answer: Yes, but mostly around big launches. Space Coast Office of Tourism surveys found more than 14 percent of overnight visitors came mainly to watch a launch, and 29 percent of them stayed in short-term rentals. Crewed and Artemis missions draw large crowds, while most routine launches add little extra demand to a Cocoa Beach vacation rental.
Launches are part of why people look at a Cocoa Beach investment property in the first place. The pads at Cape Canaveral sit just north of town, and the beach gives a wide view of the climb. Still, a launch calendar is not a booking calendar. Here is what the public data shows, and what it does not.
A lot more than a few years ago. The Space Force's 1st Range Operations Squadron fact sheet lists 109 Eastern Range launches in 2025, up from 31 in 2020, and says the range expects 175 to 200 launches a year by 2030.
Most of those are uncrewed SpaceX Falcon 9 missions, many carrying Starlink satellites, and they often lift off late at night or before dawn. Those launches are easy to watch from the sand if you happen to be in town, but few people plan a trip around one. The launches that fill rooms are crewed missions, Falcon Heavy flights, new rockets, and NASA's Artemis program.
Some do. In a survey of more than 2,500 overnight visitors, the Space Coast Office of Tourism found that about 29 percent of launch visitors stayed in short-term rentals, compared with about 34 percent in hotels and motels, as reported by Florida Today.
The same survey found these visitors stayed about 4.8 nights and spent about $3,101 per travel party, roughly 12 percent more per party than overnight visitors as a whole. Lodging was their largest spending category at 26.8 percent. An earlier 2019 study described on the Visit Space Coast blog found that about half of overnight launch visitors stayed in Cocoa Beach, with most of the rest in Cape Canaveral, Titusville, and the Indian Harbour Beach and Indialantic area.
Those are visitor survey results, not rental performance data. They do not tell you how any single condo or house booked during a launch.
The rare, headline missions. The Office of Tourism estimated about 346,000 out of area U.S. visitors in north Brevard during the Artemis II launch window in late March and early April 2026, according to Space.com. For nine other major launches over the past few years, it tracked an average of about 55,000 out of county visitors.
| Launch type | Typical effect on rental demand |
|---|---|
| Artemis and other milestone missions | Large crowds, often booked well ahead |
| Crewed flights and Falcon Heavy | Noticeable bump, short notice possible |
| Routine satellite launches | Little planned travel; a bonus for guests already in town |
Keep in mind that the Artemis II figure counts phones in the northern half of the county, so not all of those visitors were near Cocoa Beach, and many came as day trips.
Sometimes, but plan carefully. Launch dates move, and the official Space Coast launch schedule notes that all dates and times are subject to change. A rate you raise for a launch can leave a gap if the mission slips by a few days or weeks.
Guests who booked for a specific launch may also ask to change or cancel when it scrubs. Decide your cancellation policy and launch day rate approach before you list, and do not build launch premiums into the numbers you use to buy. When you test a property in the short-term rental calculator, run it without any launch boost first.
No. A Cocoa Beach property needs city vacation rental registration, plus state and county tax accounts, before it can rent for stays under 30 days, and condo or HOA documents can set much longer minimum stays.
The Cocoa Beach short-term rental rules page covers each step.
It depends on the rules and the view. An oceanfront Cocoa Beach condo with a north facing balcony can be a strong draw on launch nights, but only if the building allows short stays. A pool home usually has no condo association minimum stay to work around, though some neighborhoods have HOA covenants, and many houses have no direct view of the launch.
Compare buildings on the Cocoa Beach condos guide and houses on the pool homes page. If you are also weighing the cruise port, the Port Canaveral distance guide covers that demand.
Big launches bring heavy traffic on A1A, SR 528, and the causeways, and beach parking fills early. Guests may arrive frustrated, and cleaners and maintenance crews can get stuck in the same backups.
Launch demand also stacks on top of normal seasonality instead of replacing it. A busy launch year does not fix a slow late summer or a hurricane season cancellation. Our Cocoa Beach busy season guide covers how demand shifts by month.
When a buyer mentions launches, I ask to see the seller's booking history for the weeks around past crewed missions, and I check whether the building's minimum stay even allows a short launch trip. If the history shows no change on those dates, I treat launches as a nice feature for guests, not part of the income plan. For the wider Space Coast beach towns, my main site, 321 Coastal Living, covers areas from Cape Canaveral south.
Yes. Launches from Cape Canaveral and Kennedy Space Center are visible from Cocoa Beach, which sits just south of the pads, and the official tourism office lists the Cocoa Beach Pier and nearby beaches as viewing spots.
Major launches do bring extra visitors, and about 29 percent of launch visitors in a tourism survey stayed in short-term rentals. Routine launches add little planned travel, so check each property's own history.

No. Launch dates change often, and big missions are rare. Underwrite the property on normal seasonal demand and treat launches as extra.
